Canada Announces $2.7 Billion Housing Plan to Build 5,600 New Rental Homes in Toronto

The True Post (Toronto): The Canadian federal government has announced a $2.7 billion housing investment aimed at tackling Toronto’s growing housing affordability crisis. The initiative will support the construction of 5,600 new rental homes over the next three years, including thousands of affordable and rent-controlled units.

Prime Minister Mark Carney said the investment is part of a partnership between the federal government and the City of Toronto to provide more accessible housing for residents struggling with rising rents and limited housing supply.

5,600 New Rental Homes Planned

According to the federal government, more than 18 housing projects will be completed under the initiative, delivering 5,600 rental homes across Toronto.

Approximately 1,800 units will be designated as affordable, supportive, or rent-controlled housing to help low-income individuals and families secure stable accommodation.

Carney also announced that 4,500 homes are expected to begin construction before the end of this year, accelerating efforts to address the city’s housing shortage.

Focus on High-Rent Neighborhoods

The housing projects will primarily target neighborhoods experiencing the highest rental costs and displacement pressures.

Among the developments are a 16-storey residential building in Parkdale and a new housing complex at 158 Borough Drive in Scarborough.

Prime Minister Carney said Toronto is a city built by people from around the world and that everyone deserves access to safe and affordable housing.

Mayor Olivia Chow Welcomes Investment

Toronto Mayor Olivia Chow praised the announcement, describing it as an important step toward improving housing affordability.

She said residents who work in Toronto should also be able to afford living in the city, adding that the projects offer hope for families struggling with high rents or waiting years for affordable housing.

Two-Part Housing Strategy

The federal government said the housing initiative will be delivered through two separate programs.

The first focuses on non-profit and affordable housing, led by Build Canada Homes, with more than $310 million allocated to develop nine projects on city-owned land.

These developments are expected to create approximately 1,900 homes, including more than 700 affordable housing units.

Private Sector Projects Included

The second component supports market-rate rental housing through private developers.

The government will provide more than $1.8 billion in low-cost financing, enabling the construction of approximately 3,700 additional homes, including over 1,000 affordable units.

Officials noted that many of these developments had already received planning approval but were delayed due to funding challenges.

Opposition Raises Concerns

The announcement has drawn criticism from the Conservative Party.

Conservative housing critic Scott Aitchison argued that the government is repackaging previously approved projects rather than introducing new housing initiatives.

He said the plan alone would not address Canada’s broader shortage of affordable housing, which experts estimate requires the construction of millions of additional homes.

Addressing Toronto’s Housing Crisis

Toronto continues to face one of Canada’s most severe housing affordability challenges, driven by rising home prices, increasing rents, population growth, and limited housing supply.

The federal government says the new investment will provide thousands of families with more affordable housing options, while critics argue the success of the initiative will ultimately depend on how quickly the homes are completed and made available.
